이 프로젝트는 원래 건축주가 50채의 고급빌라를 지어 중국신흥부자에게 판매할 목적으로 시작한 것이다. 그래서 아시아 지역의 건축가 12명을 초대하여 각자에게 한 채씩 설계를 맡기고(11채의 빌라와 클럽하우스) 이를 지어 견본주택으로 삼아 구매자에게 똑 같이 지어주기로 기획한 프로젝트였다. 그러나 이 프로젝트의 소문이 중국 건축시장이 세계 속에 부상하면서 같이 회자되었다. 급기야 2002년 베니스비엔날레에 이 프로젝트가 전시초청을 받고 더구나 디벨로퍼인 장신이 특별상까지 받게 되면서 이 프로젝트는 주거에서 호텔로 프로그램이 바뀌게 된다. 지금은 중국에서 부동산 재벌로 떠오른 장신의 탁월한 국제적 문화적 감각이 이 프로젝트를 개인의 소유에서 모든 이들이 사용할 수 있는 가치변환의 중요성을 인식한 결과였다. 전체 3백만 평이라는 어마어마한 땅은 바로 북경에서 북쪽으로 60km 정도 떨어진 바달링 만리장성에 위치하는데 만리장성 자체가 이 땅의 경계선이었다. 더구나 이 경계의 만리장성은 일반에게는 공개되지 않는 장소여서 아직 복원되지 않은 상태의 폐허로 남아있어 역사적 진정성이 더욱 대지의 성격을 부각시키고 있다. 전체 대지는 3개의 계곡으로 형성되어 있으며 1단계 11개의 빌라는 남쪽 계곡 1km에 걸쳐 상당한 거리를 확보하면서 자리 잡았다. 클럽하우스는 이 세 계곡이 합쳐지는 곳에 위치하여 지리적으로도 중심지가 되었고 2단계 시설은 클럽하우스에서 동쪽 계곡 1.5km에 이르는 거리에 짓도록 되었다. 동쪽 계곡에 짓는 2단계는 호텔로 성격을 바꾼 후였지만, 약속대로 1단계 11채의 빌라 중 인기있고 시공하기에도 비교적 용이한 4채를 골라 이를 그대로 다시 짓는 계획이었다. 호텔운영은 켐핀스키에서 맡았으며 호텔의 적정규모에 대한 판단에 따라 30여 채를 새로이 지어야 했다. 실제 4채를 뽑아 이의 복사판 22채를 짓기 시작했다. 그러나 이들은 애초에 1가구를 위한 빌라였으므로 개별의 방을 요구하는 호텔의 특성에 잘 부합하지도 않았다. 따라서 새로운 형식의 본격적 호텔식 별장이 필요하여 나머지 11채와 부대시설인 스파 1채의 설계를 클럽하우스 설계를 한 나에게 맡기게 되었다. 새로운 형식이 필요했던 것이다. 그러나 요구조건은 가혹했다. 11채를 설계할 당시 어차피 호화별장이었으므로 공사비에 제약을 두지 않았으나 실제 호텔용도로 건립하면서 과다한 경비가 소요되어 적정한 전체 공사비를 유지하기 위해서 새로 설계하는 11채가 그 부담을 맡게 된 것이다. 가장 싸게 지을 것. 유일하지만 혹독한 조건이었다. 그러나 나에게는 오히려 기회였으니 다른 집들과 확연히 다르게 보여줄 수 있었던 것이다. 더욱이 레프리카로 지어대는 일이 마뜩찮게 여기고 있던 차라 11채의 집을 죄다 다르게 하고 싶었으며 이는 공사비만 충족시키면 되는 일이었다. 현장에는 아주 허술하게 지어진 옛집들이 몇 채 있었다. 그 기존 집들은 중요한 설계 단서가 되었다. 기존 집이 있는 곳은 그 집의 배치를 그대로 따랐다. 그게 가장 그 지형에 맞는 방법이기도 했지만 몇 년이었던 거기에 살았던 기억을 보존하는 일은 새로이 짓는 건축이 아주 소중한 역사를 확보하는 일이라고 여기는 까닭이었다. 기존 집이 없는 터에는 식재와 돌의 놓임을 두고 그대로 따랐으며 때로 만리장성의 보이는 높은 곳에서는 만리장성 망루의 형식을 들추어내며 땅의 연관을 맺고자 했다. 그러니 모든 집들이 다른 형식의 평면구조를 가지게 되었다. 그래서 어떤 집은 농가가 되었고 어떤 집은 수도원이 되었으며 어떤 집은 망루가 되어 이 형식이 그대로 집의 이름이 되어 11채 모두 그 정체성을 확보할 수 있었다. 페인트와 석재타일, 가장 싼 재료로 밝혀졌다. 현무암 재질의 석재타일은 땅과 접속이 아주 잘 될 수 있는 재료이며 페인트는 내부 공간구조를 밖으로 잘 나타낼 수 있는 재료이다. 흰색의 페인트는 그 볼륨이 크면 이 아기자기한 자연의 크기를 깨뜨릴 것으로 판단하고 2층 집인 경우 반드시 하부는 석재 타일로 상부만 흰색으로 하여 뚜렷한 볼륨감을 줄였다 결과적으로 성공한 것이라고 판단한다. 경비의 한계를 지킨 것은 물론 전체적으로 통일될 수 있었고 공간의 조직이 드러나 내가 소중히 여기는 건축의 진정성을 훼손하지 않게 된 것이다. 34번 빌라 이 빌라는 건축주인 장신부부의 개인 빌라로 특별히 지어졌다. 2단계 단지의 맨 위쪽 경계에 위치한 이 집은 양지 바른 계곡의 왼편이 집이 앉게 될 대지로 정해졌지만, 나는 계곡 오른편에 주차장을 두고 계곡을 건너는 다리를 통하여 집으로 접근하는 방법을 제안했다. 아니다. 확신하지 못했던 건축주에게 온갖 방법으로 강권하였다. 주저하던 건축주는 공사가 끝나자 말자 자신의 클래임에도 불구하고 이 근사한 다리를 끝까지 포기하지 않은 내게 제일 먼저 감사의 뜻을 표했다. 명민한 그녀가 드디어 이 다리의 가치를 안 것이다. 걸어서 계곡을 건너 간다는 것은 대단히 바쁜 일상을 보내는 이 젊은 대 사업가에게는 더 없는 안식을 주는 일일 것이라고 믿었다. 그 다리는 일상과 비일상을 나누는 다리였으며 현실과 환상을 가르는 경계가 된다. 더한 얘기를 해도 될 만큼 중요하다. 집은 클럽하우스의 배치처럼 북쪽 산에서 돌출되는 나무 상자 두 개가 만드는 공간으로 구성되었다. 아래층은 가운데 마당을 두고 거실과 서비스 부분으로 구분되면서 위의 나무 박스를 지탱하는 하부구조가 된다. 상부 박스는 앞부분에 건축주 부부와 아이들의 침실, 뒷부분에 게스트하우스로 구성되어 긴 캔티레버 구조로 돌출되어 떠 있다. 방마다 창문을 통해 보이는 바깥의 경치가 산수화처럼 아름답지만, 이 집의 다락방에서 보는 계곡 아래의 풍경과 먼 산 위를 지나는 만리장성과 망루의 실루엣이 만드는 풍경은 그야말로 백미다. 그렇게 믿고 설계를 하였을 때 그대로 적중하는 경우 말할 수 없는 충만감을 스스로 가진다. 그게 건축가 된 자의 작은 행복이다.

This project originated from a development plan to sell 50 lavish villas to members of China’s newly affluent class. Twelve renowned Asian architects were invited to design 11 model villas and a clubhouse. In the meantime, however, as Chinese architectural market became popular in the world, the project became a big issue among people. The project was invited to the 2002 Venice Biennale, and the developer Zhang Xin was awarded a special prize of her extraordinary approach. Finally it resulted in the project being changed from private residences to a commercial hotel. Without doubt, the conversion resulted from Zhang Xin’s multi-cultural understanding of the importance of turning a private possession into a public asset. The land, 9,900,000 square meters, was located at Badaling Chang-chung (Great Wall), 60 kilometers away north of Beijing. The Great Wall was the border of this site, and the lack of public access only made it more authentic. The site composes of three valleys. Eleven villas from the 1st phase were located over a kilometer of the south valley. The clubhouse was on the spot that three valleys meet. The 2nd phase villas are planned to be built over 1.5 kilometers on the east valley. The 2nd phase villas were intended for use as hotels, yet the design was adopted from the four most popular villas of the 1st phase. The Kempinsky, taking over the management of the hotel, suggested that more than 30 villas should be prepared. The project began and the 22 replicas of four villas of eleven were under construction. They were initially single-family residences not aiming to a room base renting, however, a new design was needed to accommodate the hotel program. Accordingly, another 11 villas and a spa were assigned to me. The condition was severe. To design it with minimum budget. It was the only, but most severe term. When the 11 luxury villas from the 1st phase were being designed, there were no limitations to the budget. However, when the program was changed to a hotel, additional expenses were incurred, and the burden was transferred to the 2nd phase villas in respect of maintaining the total cost. I was confident that I could suggest a completely different type of residence. I was skeptical about producing replicas, so I decided to make 11 distinctive villas. There were some remains of humble old houses at the site. Those houses assisted me with the villa design. Where there had been a house, I preserved its arrangement, not only because it was suited to the landscape, but also because it was important for the new architecture to preserve the memory and the invaluable history of the previous place. Where there was no house, I followed the natural environment of plants and rocks. Sometimes an observation tower of Great Wall offered me a clue for the connection of my design with the land. Therefore one house became a farmhouse, another a monastery and still another a watch tower. They all together literally became the name of the one house that identified 11 diverse villas. Paint and stone tile appeared to be the most inexpensive exterior material available. Basalt stone tile connects the villa with the land and the paint expresses the interior structure exterior. The white painting was not used alone for the exterior finishing but the basalt stone finishing was also used if the volume increased, in order not to clash with the natural scale of the environment. The project was successful. We finished the project within the budget and within the unified design. We also preserved my core concept of authentic architecture, revealing the space organization through materials. Villa #34 This villa was designed for the client couple’s private weekend house. It was originally planned to be located at the top of the 2nd phase area, which occupied the sunny site on the left of the valley. To their surprise, I urged them to place the parking lot at the other side of the valley so that they would have to cross the bridge to approach the house. As soon as the construction was finished, the first thing that Zhang Xin couple did was to say thank me for not giving up this idea about the meaningful bridge. She was intelligent enough to understand the value of this bridge. Crossing the valley by walking along the bridge would be relaxing for these young CEOs, I believed. The bridge was in between the expected and the unexpected, on the border of reality. Anything more could be said to emphasize the importance of the bridge. Like the Club house, the villa consists of two boxes extended from the northern mountain. The lower part contains the living room and service area around the courtyard, acts as an infrastructure that sustains the upper part. The upper part consists of a master bedroom and children’s bedrooms in the front, guest rooms at the back, both floating with cantilevered structure. Every room has its own beautiful perspectives though, the one from the attic appears to be the highlight of this villa. The view of the valley, the ancient ruins of the Wall, and the watch tower over the distant mountain slopes are works of art.
